Booking Conditions

1. What "booking" means here

ResHotel is an enquiry service, not a booking engine. When you call us, you are asking our team to find and arrange a hotel stay on your behalf — you are not booking a room directly through the Website, and no contract for accommodation exists between you and ResHotel Ltd at that point.

2. How a reservation is confirmed

  1. You call us on 0204 584 2551 with your destination, dates, rooms and party size.
  2. Our team checks availability and rates with hotels that match your request, usually while you're on the call or within one working day.
  3. We present the options we've found; nothing is booked until you tell us which one you'd like.
  4. Once you confirm, we liaise with the hotel to secure the reservation. The hotel then issues its own booking confirmation directly to you — that confirmation, and the hotel's own terms, is what governs your stay.

3. Payment

ResHotel never takes payment, card details, or a deposit through this Website. Any deposit, pre-payment or balance due is paid by you directly to the hotel, using whatever secure method the hotel provides. Rates and payment terms (including non-refundable or advance-purchase rates) are set by the hotel and will be made clear to you before you confirm.

4. Changes to a confirmed reservation

If you need to change dates, room type or party size after confirming, contact us and we will liaise with the hotel on your behalf. Whether a change is possible, and whether it carries a cost, is at the hotel's discretion and depends on their availability and rate conditions at the time.

5. Cancellations

Cancellation terms are set by the individual hotel and communicated to you at the time of confirmation — these range from free cancellation up to a set date, to fully non-refundable rates. We will always pass on a cancellation request promptly, but the outcome is governed by the hotel's own policy, not by ResHotel. See our Refund Policy for how refunds are handled.

6. Check-in requirements

UK hotels typically require the lead guest to be at least 18 years old, present photo ID at check-in, and provide a credit or debit card to cover incidental charges — requirements vary by property and will be confirmed with your booking. Standard check-in/check-out times, smoking policies and pet policies are set by the hotel.

7. Special requests and group bookings

Requests such as accessible rooms, dietary requirements, adjoining rooms or celebrations are passed on to the hotel wherever possible, but cannot be guaranteed unless the hotel confirms them in writing. For larger group or wedding-block bookings, contact us directly so we can involve the right hotels from the outset.

8. Circumstances beyond our control

Neither ResHotel nor the hotel is responsible for a booking being disrupted by events beyond reasonable control (for example severe weather, strikes, or government travel restrictions). Where this happens, we will help you liaise with the hotel on options, but any resulting change or refund remains subject to the hotel's policy.
